BOOKING CONDITIONS

Booking

A booking only becomes confirmed on receipt and clearance of your deposit to us.  Any changes, or cancellation of the booking must be received in writing.

Rental Period

Check in time is after 4pm on the day of arrival and check out time is before 11:00 am on the last day.  This is a courtesy to other guests and to enable a full clean to be carried out before new guests arrive.  a charge o $50 per hour will be made if our home is not vacated on time.

Deposit & Balance

A non - refundable deposit payment of 20% of the full rental sum should be sent with the booking form or full payment if appropriate and is due within 7 days of the provisional booking.  On receipt and clearance of your deposit, we will send a fax or e-mail to confirm your booking.  The full balance will be due no later than eight weeks prior to departure.  If your booking is less than eight weeks prior to departure then the full amount must be sent with the booking form.

Cancellation

Guests who fail to pay their final rental by the due date (eight weeks prior to the arrival date) may lose their booking and their deposit.  We will endeavour to contact guests, but if we receive no payment or communication, then we will cancel the booking and retain the deposit. If you wish to cancel your booking then the party leader must notify us in writing and the following cancellation charges will apply:

Less than one month                100% of rental cost

If we need to cancel your booking due to circumstances beyond our control, then we reserve the right to offer a choice of alternative dates or a full refund of booking charges will be given.

We recommend that guests take out adequate holiday insurance to cover cancellation, accidents, illness, damage, and so on with a reputable company.

Security Deposit

A security deposit of £100 per week is required with your final payment and will be refunded  upon confirmation from our management company in the USA that no items are missing or damaged.  This will be returned approximately 14 days after your return.  This is used to cover any minor damage, missing items or excessive cleaning that is required.  Guests are liable for any damage, missing items irrespective of cost.  We reserve the right to refuse or terminate a booking at any time if guests fail to observe our conditions, the requirements of the neighborhood Homeowners Association or any applicable Florida or Federal Law. These conditions are superior and in addition to the booking conditions of any agent or representative.

Force Majeure

The property owners and/ or their management company will not be liable for any injury, death, loss, damage or changes caused by events beyond their control including:- (this list is not definitive) acts of God, terrorist action, war or threat of war, political unrest, strikes, riots, civil unrest, industrial disputes, fire, flood, adverse weather conditions, natural or nuclear disaster, aircraft grounding, delays or closure of ports/ airports.  The booking contract exists between the owners and the guest and is limited to the rental of the property and associated services only.

Liability

The owners and their agents will not be liable for any accident, injury, death, loss or damage arising out of, or in connection with, the use of the property.  The property has a private pool and the owners and their management company will not accept liability whatsoever and howsoever caused as a result of using the pool and its surrounding area. Children must be supervised at all times by competent and responsible adults when using pool facilities.

The property owners and/ or the management company do not accept any responsibility or liability for any failure of services in the home regardless of how it may have occurred.  It is the responsibility of the guest to inform the management company immediately of any problem or shortfall so that it can be corrected, and the management company will attempt to rectify the problem.  No claim for any shortcoming or failure will be considered unless and until the management company in Florida is promptly informed and no claims whatsoever will be accepted after a booking period has ended if the management company has not been informed during the stay and given the opportunity to rectify it.

General

Our home is licensed and conforms to Florida State and County rental codes regarding fire and security procedures.

Only persons named on the booking form may use or occupy the property except by prior permission of the owner.

As Florida is a tropical state, insects and small creatures are inevitable and are not a cause for complaint.  Their presence is no reflection on the cleanliness of the property.   Our home is treated regularly as part of a pest and termite control program.  We advise you to keep windows and doors closed whenever possible, it will also help the air-conditioning unit to work more efficiently.
